2. Outline the payment terms

Write the exact amount the buyer is paying for the mobile home. This figure is especially important during tax season to prove the paid purchase price. Make sure you fill in this section completely before signing, and do not leave any room that could be misused to change the price later.

Go on to specify your preferred mode of payment, such as cash, check, or e-transfer. Use the tax disclaimer section below to clarify whether the transaction takes into account government tax, and who will be paying it.

4. Warranties & disclaimers

This section plays a critical role in defining the legal liabilities of the seller after the sale or transfer. At the same time, it also informs the buyer of their rights under the agreement, helping prevent disputes or misunderstandings after the transaction is finalized.

If you choose the first option, it means that the property is being sold as-is, that is, without any warranty or guarantee. In such cases, the seller is not obligated to repair or fix it after the sale.

If the seller does provide a warranty, check the second option and then specify the warranty duration (in years) in the space provided.

5. Sign & date!

Once all required & optional fields have been filled, it’s time for both parties to add their dated signatures at the end of the document. This makes your document legally binding. 

If extra verification is required in your area, you can have the document signed by a witness, verifying the sale was finalized at the stated time & location on stated terms.

Pro Tips

If someone is signing on behalf of the buyer or seller, make sure there’s a signed Power of Attorney conferring on them the authority to do so. The PoA must be affixed to the Bill of Sale as a supporting document (see above).

6. Notarize (optional)

Some US states require you to sign the Bill of Sales in the presence of a Notary Public. While not always required by law, notarization is often recommended to add an extra layer of verification. This is particularly important for high-value mobile homes or when mandated by specific jurisdictions or government agencies.
