If you are going to rent a place soon, your landlord would want to see evidence of you being a suitable tenant. To do so, landlords often ask tenants to provide a list of references that they can contact to verify if you abide by lease terms and are a responsible tenant.

At WordLayouts, you will find an easy-to-use template to create a reference list with detailed information to support your tenant application and show your trustworthiness.

This template begins with adding your details at the start of the document. You can write your Name, Address, Contact Number, and Email Address.

Once you have added this information, you can move on to providing references for your rental application. The template features three distinct sections: Professional References, Personal References, and Previous Landlord References. Let us go over each section and see how it can be used to compile a reference list.

Professional References

In the professional references, you should mention those people who you know in a work-related context. These can include your manager, colleagues, employers, etc. These individuals can vouch for your reliability, sense of responsibility, and stability in your work.

In this template, you will find pre-defined fields for adding information about these individuals. You can add the following details:

  • Company Name
  • Title
  • Phone No.
  • Email Address
  • Address
  • Professional Relationship

Make sure that you provide their current information and mention their work email address and phone number.

Personal References

These references include the people you know outside of work. These can be friends, neighbors, relatives, etc. The purpose of providing such references is that these people can provide insights into your personality, your social conduct, and your friendliness to determine if you are easy to live with.

Just like for professional references, the template contains pre-defined fields for adding information about personal references. This includes the following fields:

  • Name
  • Relationship
  • Known for (years)
  • Phone No.
  • Email Address
  • Address:

Make sure that you have taken explicit permission from the individuals that you mention here in the list. Write their full names and not any nicknames. Include a phone number only if the individual agrees to it.

For privacy reasons, many individuals might not be willing to share their phone numbers immediately.

By including personal references, your new landlord can get a well-rounded picture of your personality and will make it easier for you to assess your suitability as a tenant.

Previous Landlord References

Providing a clear picture of your rental history is perhaps the most important part of your rental application. In this template, the section for providing details of your previous landlords can help you easily convey critical information about your previous tenancies.

The fields included are the following:

  • Landlord Name
  • Phone No.
  • Rental Property
  • Address
  • Dates of Residence
  • Reason for Leaving
  • Remarks

Fill these sections with accuracy and be particular about dates, addresses, phone numbers, etc. Clearly explain why you left the residence, such as relocation, upgrading to a bigger place, etc.

The information that you will provide here is important to substantiate that you will abide by the lease terms and are a responsible person. The potential landlord is likely to ask about rent payments, property maintenance, and overall tenancy experience from the previous landlords.

You do not need to include all previous landlords in the section. For example, if the tenancy goes way back, such as 15–20 years ago, then you can skip that landlord reference. Also, if you stayed for a very short duration in some place, then it is also not important to include that reference.

Why Should You Use This Template?

This template provides a time-saving and efficient way to compile a list of references for your rental application. If you are approaching various properties, it would be handy to compile a list and make several copies of it to save time. Sometimes, property managers or landlords might have specific requirements regarding the references, and you can easily modify this template accordingly.

This template is available in multiple formats, like DOCX, Google Docs, and ODT, and can be easily tailored according to your requirements. If you want to remove any fields, you can easily do so. Similarly, additional fields can be added as well.

Providing references for a rental application is a standard procedure in most places. These references help the landlord assess your suitability as a tenant. By talking to the people in your professional and personal circle as well as previous landlords, the landlords are able to gather insights into your personality and your financial background as well. Providing a well-organized list of references makes the reference check easier for the landlords and explains the rental process for you.

Moreover, providing this information in a comprehensive and well-structured format will convey that you are a responsible and organized person who can be trusted with the tenancy.

With the help of this template, you can gather and showcase your references in a professional manner and include all the necessary information to make getting in touch with them simpler. It not only saves time but also ensures that you do not miss any important details about the individuals mentioned in the list.
